This individual architect designed villa has the benefit of high ceilings, marble and ceramic floors, its own well, and beautifully maintained secluded gardens, with a 10 metre overflow swimming pool. There are 3 double bedrooms, 2 on the groupnd floor sharing the family bathroom, and one self contained (en-suite) on the first floor.

Lovely terraces overlooking the sea, and the mountains, and a well screened private garden with the inviting overflow swimming pool. The well stopcked gardens benefit from computer controlled watering system fed direct from the villa’s own well.

Although the property is supplied with Lapta mains water, in the dry summers the mains water is often not available for days on end, but the villa has additional stoprage tanks, and purpose laid plumbing means that all domestic water can be supplied direct from the well if desired.

(The well water has been tested at the main Public Health laboratory in Nicosia, and was confirmed pure and of suitable quality for drinking – certificate available if required). History: We purchased this plot in 2003, and all it had was a ruin (subsequently demolished) a few trees, and a hundred year old well.

Our builder allowed us to consult with his architect, and as this villa was built for us, it is a “one off” – there is no other like it on the island, unlike so many of the “estates” where you can see that all the villas are identical.

(The builder owned, and built the adjoining 3 properties, and all are on large plots, and are individually designed for their original purchasers). Within reason, we were able to choose where the villa was situated on the plot – and the location of the pool (obviously the well was already there!) and we could choose room sizes, window sizes and location, and the general layout of the villa.

So - we chose the “self contained” master bedroom design, with its own access via an external stairway, and across the large South facing roof terrace.

This provided us with a very useful private space for us, in the event that family or friends joined us on our holidays (which they did very regularly!) We decided on a large overflow pool, which has always been a special feature of our villa and the lovely secluded landscaped gardens.

In particular, we wanted the pool to be located so that it always got maximum exposure to the sun (for the sun worshippers) but also, we arranged plenty of lovely shaded areas in the garden for those who sought the shade in the heat of high summer. I took early retirement in 2004, and spent many weeks supervising the construction of the pool, and the landscaping and planting of the gardens.

What you see now is everything that we planned, and although much of it could be readily changed, it is essentially “our choice” both inside the villa, and in the lovely gardens.

Because we had the benefit of our own well, we were spoilt for choice in planning the garden, once I had decided to install a computer controlled watering system (similar to those used on golf courses, although scaled down, of course.) Therefore, bougainvillea and fragrant jasmine abounds, as do geraniums, and many other plants that thrive in the Cyprus sun, and heat.

With the climate, and plentiful water, the screening hedges of bougainvillea and jasmine soon provided us with a delightfully private screened garden, so much so that many family and friends boasted of their “skinny dipping” in the full privacy of our lovely surroundings. Our builder had included many design features of which we soon became very appreciative.

He wired the villa and groupnds for plentiful outside lighting, so that the pool and poolside terraces, the gazebo, and pool pump house were all able to be lit at night, to extend the enjoyment of being in the lovely Cyprus climate.

Even the walls and gateways were provided with wiring for lights, as was the porch area and car port, and this has been appreciated by us and many paying guests over the years. Why are we now selling Well – this is the spad part.

In 2011 my wife Linda suffered a serious stroke, which did not kill her, thanks to the care of our local hospital.

She was thrombolysed and it spaved her life, and meant that she could make a good recovery, although her speech was badly affected.

However, despite that good progress, in July 2013 she suffered a second stroke, and in the autumn, when we wanted to return to spend the autumn in Cyprus, as was our usual habit, we discovered that we could not get travel insurance for her.

Thus it was that we reluctantly decided to sell.

A purchaser will have the benefit of a fully equipped and furnished “home from home”.

We have always worked on the basis that this is not a holiday rental business, but our home in the sun, which we let out to friends and relatives, and others, to cover our costs of owning and maintaining a home which is over 1,000 miles distant.

That concept meant that we did not charge commercial rents, but aimed to cover costs, and we found that we had many loyal clients who returned year after year. My villa was let until the end of 2013, and I have a property manager (my cousin, who is resident in Lapta) who will be happy to show you around.

He continues to maintain the villa, and gardens, and to service the pool, so that it is kept nice for prospective purchasers to view at any time. Having rented out the villa to guests over the last 10 years, I can recommend car rental and accommodation (the Rose Gardens Holiday village is just 100 yards up the hill from the villa, and the owner is the builder of the villa.
